The Cottage
The holiday cottage has central heating and free Wi-Fi. Bedding, linen, towels, hairdryer and loo paper are all provided.
The Space
The ground floor features a fully equipped quality oak kitchen/dining room with a gas woodburner, dishwasher, washer/dryer, electric oven and hob, fridge, freezer, iron, microwave, toaster and Nespresso. Light breakfast and essentials such as tea, coffee, cleaning materials etc are provided. On the first floor is a comfortable lounge which has a large sofabed and smart TV (Netflix, iPlayer), plus DVD player, games, books and magazines. The bathroom, with bath and shower over is also on the first floor while the large, light, bedroom with double bed is on the second floor along with a desk and travel cot.
The bench in front of the cottage offers a good spot to sit in the sun and enjoy a coffee or glass of wine.
Parking
The road nearest the cottage is Fore Street which has restricted parking of one hour between the hours of 9am and 5pm. Much of the rest of the town is now a resident’s parking zone, some of which has a pay and display option. I do have a limited number of visitor permits which you can purchase from me at £2 per day.
There is paid parking in the car park next to Matthews Hall which is almost opposite the cottage. It is free overnight. There are two further car parks a little further away which are much cheaper.
Accessibility
Steep, slippery wooden stairs make the cottage unsuitable for people with mobility issues and some small children.
Getting Around
Topsham has excellent transport links. The train station is 400 metres from the cottage and has a regular and very reasonably priced service to Exeter and Exmouth beach. The bus service is also good and the airport is 10 km away.
The surrounding area is largely flat and can be explored on the two bicycles provided with the cottage. Please note use of bikes is entirely at your own risk.
Pets
£25 pet supplement per stay. Please let me know in advance.
Please show consideration towards the other residents of the courtyard by not allowing your dogs to do their business in the courtyard. Please put your dogs on a lead before they leave the cottage and take them to the park to do whatever they need to do!

The Area

The Local Area
Topsham is the perfect base for exploring the whole of Devon or just for enjoying all the local amenities. It is a sought after, vibrant, charming town bursting with history and offers heated outdoor pool, bowling green and tennis courts and a great variety of places to eat and shop.
The area has National Trust properties and gardens and there is an easy cycle trail which stretches from Exmouth to Exeter on one side of the estuary and down to Powderham and Dawlish on the other. There are two passenger ferries across the estuary and various pubs along the water’s edge including the Turf Locks and the Double Locks on the canal.
The whole area is well known to birdwatchers for its nature reserves – Bowling Green Marshes is an easy stroll away along the scenic Goat Walk. Darts Farm offers a quality farm shopping experience and can also be reached on foot. A short drive or train ride will take you to the cathedral city of Exeter or local beaches.

Destination Devon
Devon is a stunningly beautiful county with long sandy beaches, cliffs, the rugged moors and soft rolling hills.
There are a number of cycle trails and lovely walks in this region which is dotted with country pubs and excellent eateries.
Plymouth and Exeter are the major cities and between them offer theatres, museums, shopping centres, dry ski slope and an ice rink but there are many smaller towns and villages with their own charming character and, of course, tea shops for traditional Devon cream tea.
The South Hams have a beauty of their own and boast the charming coastal towns of Dartmouth and Salcombe, which are well worth a visit.

By Car
Topsham is signposted from the M5 Motorway Junction 30.
You can turn first left off the motorway roundabout signposted Sidmouth, Exmouth A376. Turn right at the next signposted Exmouth and follow the dual carriageway until there is a right turn into Topsham at the George & Dragon pub. This will take you past Darts Farm on your right.
Continue along to the mini roundabout and take a left into Topsham on Station Rd over the Railway crossing. At the mini roundabout turn left into Topsham Fore Street. About 50m along Fore Street there is a right hand turning by Sara’s Petite Cuisine into a passage way leading to Swains Court. Courtyard Cottage is number 1.
By Train
Walk down Station Rd to a mini roundabout that joins Topsham Fore Street. Turn left and about 50m along Fore Street there is a right hand turning by Sara’s Petite Cuisine into a passage way leading to Swains Court. Courtyard Cottage is number 1.
